Terms & Conditions

These Terms & Conditions govern bookings and stays at Villa 20 Fort, a private heritage villa located at 20 Church Street, Galle Fort, Galle 80000, Sri Lanka. By making a booking or staying at the Villa, you agree to be bound by these terms.

Booking & Confirmation
  • All bookings are subject to availability and our acceptance.
  • A booking becomes confirmed only after receipt of the required deposit (usually 50% of the total rental amount) and our written confirmation (email).
  • The person making the booking must be at least 18 years old and authorized to accept these terms on behalf of all guests.
  • Full guest details (names, ages, contact information) must be provided at booking or upon request.
  • All bookings are subject to availability and our acceptance.
  • A booking becomes confirmed only after receipt of the required deposit (usually 50% of the total rental amount) and our written confirmation (email).
  • The person making the booking must be at least 18 years old and authorized to accept these terms on behalf of all guests.
  • Full guest details (names, ages, contact information) must be provided at booking or upon request.
  • A non-refundable deposit of 50% is due at booking to secure your dates.
  • The remaining balance is due before arrival.
  • Payments are accepted via bank transfer, credit card, or other agreed methods. All amounts are in USD or LKR (as quoted). Currency conversion fees are the guest’s responsibility.
  • No booking is confirmed until the deposit is received.
  • Cancellations must be made in writing.
  • Cancellation policy (example – adjust to your actual policy):
    • More than 60 days before arrival: Deposit refunded less 10% admin fee.
    • 30–60 days before arrival: 50% of total amount forfeited.
    • Less than 30 days before arrival or no-show: 100% of total amount forfeited.
  • We recommend travel insurance to cover cancellations. Refunds (if any) are processed within 14 days.

Date or guest changes are subject to availability and may incur fees. Requests must be made in writing at least 30 days in advance.

  • Check-in: From 2:00 PM
  • Check-out: By 11:00 AM (or 12:00 PM with prior arrangement)
  • Late check-out may incur additional charges (subject to availability).
  • Keys/access will be provided upon arrival; guests must return them at check-out.
  • Maximum occupancy: 6 guests (3 bedrooms). No additional guests without prior approval.
  • No parties, events, or commercial activities without written permission.
  • No pets allowed.
  • The Villa is non-smoking indoors (designated outdoor area available).
  • Guests are responsible for any damage, loss, or extra cleaning beyond normal wear and tear. A security deposit (refundable) may be required.
  • Respect the heritage property — no alterations, nails in walls, etc.
  • Quiet hours: 10:00 PM – 7:00 AM.
  • Children are welcome and must be supervised at all times.
  • Guests must comply with all Sri Lankan laws and fort regulations.
  • The Villa is provided “as is.” We are not liable for injury, loss, or damage unless caused by our gross negligence.
  • Guests use the property at their own risk. We are not responsible for loss of valuables, personal injury, or disruption due to force majeure (e.g., natural disasters, strikes, government restrictions).
  • Maximum liability is limited to the booking amount paid.
  • Neither party is liable for failure to perform due to events beyond reasonable control.
  • These terms are governed by the laws of Sri Lanka.
  • Disputes shall be resolved amicably first; failing that, through courts in Galle or Colombo.
  • We may update these terms. Continued use after changes constitutes acceptance.
